On the banks of the River Yealm overlooking the estuary in South Devons yachting haven of Noss Mayo is Old Reservoir House, a unique and luxurious waterfront home. A truly stunning detached property spanning four floors, this impressive property exudes contemporary comfort, space and style, the perfect haven from which to enjoy this idyllic location, the South West Coastal Path on the doorstep, and all the beautiful places that the surrounding area has to offer. From its enviable position overlooking the village, a full width glass balcony provides the most spectacular vantage point from which to observe the sailing boats and the bustle of village life below. The creek below ebbs away at low tide to reveal walkways which are quite fun to walk across to neighbouring Newton Ferrers as well as the much-feted gastro pub The Ship Inn on the opposite bank of the estuary, which is also easily reached within a few minutes walk when the tide is in, a very popular feature of this beautiful village. The surrounding South Hams area is famous for a diverse selection of award-winning, sandy beaches and also the breath-taking beauty of the Dartmoor National Park, all within easy reach. With all this on the doorstep plus interesting towns and villages such as Totnes, Salcombe, Dartington and Modbury nearby, Old Reservoir House is the perfect destination for the most memorable of family holidays, at any time of the year. The attractive handcrafted staircase leads down into the huge open plan living area, bi-folding New England style ceiling to floor glazed doors shed natural light across the room and provide unrivalled views of the estuary and village below, stunning oak floors with underfloor heating run throughout this level to provide comfort all year round.

The bespoke kitchen which has been beautifully created and expertly engineered to perfection offers the most amazing space for entertaining and catering for a family holiday. Kitted out with high spec equipment such as remote controlled appliances and a Quooker boiling tap, ROK espresso coffee machine, twin electric ovens (one with microwave function) twin dishwashers, induction hob, large fridge and large separate freezer, catering will be a pleasure in this environment whilst family enjoy the views from the breakfast bar and lounge area with sofas, wall mounted Smart TV and Bluetooth speaker. Dining table to seat twelve adjacent to the full width balcony bring the outdoors in, whilst a dual sided log burner ensures a cosy warm feeling throughout. Separate attractive sitting room with sofas and armchairs, large Smart TV and bookshelves. Steps lead down to cinema room, completely sound-proofed with Smart TV, Bluetooth speaker, large comfy sofas and dresser filled with games. WC with hand basin.

Upper floor: Staircase from atrium leads up to the breathtaking Master suite with high ceilings, stunning glass balcony, 5ft King size bed, TV, sofa and seating area and remote controlled gas fire.
