Excitement mounts as you approach Langston along its long, private, tree-lined driveway overlooking the farmland beyond. Turning in to the large gated driveway, this stunning Grade II Listed Georgian farmhouse is impressive but the handsomely styled interiors even more so, and will certainly please the eye of those looking for a fabulously equipped and superbly presented, spacious property offering the ultimate in modern comfort and understated luxury.
Set in established grounds of around 3 acres, complete with indoor heated swimming pool, state of the art cinema room, a stunning Victorian kitchen garden and its own private lake for guests to enjoy, Langston offers the most wonderfully private family hideaway which you may never wish to leave, whilst being easily accessible to all of the golden beaches and popular areas this delightful corner of the South Hams has to offer. Langston also provides thoughtfully equipped, accessible ground floor accommodation, with wide doorways and accessible wet room. Surrounded by landscaped gardens and lawns, partly enclosed with stock proof fencing and gated orchard reaching down towards the lake, Langston is a superb place to join with family or friends. Adjacent to managed farmland and buildings, mainly set to arable and sheep (Stanley the Sheep is one of the friendly residents over the fence), Langston is located on the outskirts of the tiny South Devon village of Kingston and just a mile to the Dolphin Pub, 2 miles to Wonwell beach and a short drive to Bigbury on Sea.
Nearby towns of Kingsbridge and Salcombe have a wide range of shops, bars and restaurants and are also hubs for sailing and other water based activities. NB: Lambing takes place from the start of May, and the sheep, who can be quite vocal at this time, will be on site - adjacent - until around the end of June. A wonderful opportunity to see gorgeous lambs playing in the fields. It should also be noted that any sheep-chasing dogs would be advised to time their stay accordingly. By default all bedrooms with zip link beds, excluding bedroom 5, will be arranged as doubles to make 6 double bedded rooms and 1 twin bedded room. If you would like to make different arrangements please confirm your preferred bed arrangements to a member of our team no less than 48 hours prior to your arrival. This property provides a mid-stay housekeeping visit; on Tuesday mornings, the housekeeping team will carry out a clean of bedrooms, bathrooms and kitchen. Guests should advise the caretaker direct if this service is NOT required. Additional cleaning is available upon request and payable by guests.

Double doors open up to the fantastic, state of the art, Cinema Room with 4K Smart Cinema Screen with HD surround sound streaming Netflix, Amazon Prime Video, Britbox and other apps (own login required), scene lighting, electric blackout cinema blinds, tiered cinema seats, velvet sound cloud ceilings, Popcorn machine, drinks fridge.

Accessible and thoughtfully equipped, wheelchair-friendlyand conveniently located directly opposite anaccessible shower room, with walk-in shower, low level basin, WC, towel rail, underfloor heating.
Bedroom 7: Super king6ft bed (zip and link), chest of drawers, hanging pegs, dressing table. Shares use of the ground floor shower room opposite.
From the rear entrance hall, nine steps lead up to the fabulous heated indoor swimming pool. Lockable from the main house so that children can be supervised in its use, and opening out onto the terrace, the indoor pool is 1.45metres deep and all one level. Rattan sun loungers, and comfortable seating, audio system, shower area, separate cloakroom.
A small flight of stairs and landing leads to further bedrooms:

Bedroom 5: Twin 3ft beds (zip link) with hanging rail and shelf, chest of drawers. One step up to the beautiful en suite bathroom with freestanding roll top bath, walk in shower cubicle with rainfall and handheld showers, basin, heated towel rail and WC.
The second wing of the house provides three further bedrooms:
Bedroom 3: King sized 5ft Brass Bedstead with original polished wooden floors, chest of drawers and hanging rail. En suite shower room with rainfall and handheld shower, basin, heated towel rail and WC.
Bedroom 2: Super king 6ft bed (zip and link) with his and hers built in wardrobes and shelves, chest of drawers and dressing table.
Family bathroom with stunning freestanding slipper copper bath, shower cubicle, basin, heated towel rail, WC.
Master bedroom: Super king 6ftbed with jungle print headboard, dual aspect sash windows and polished wooden floors, dressing table and ample built in wardrobes. Sumptuous en suite bathroom with freestanding roll top bath tub, shuttered windows enjoying a relaxing view of the gardens, walk in shower cubicle, basin, heated towel rail and WC.
